This is a beautifully restored Proven�al house which was originally a Pigeonnier. It has an enormous amount of charm and character, situated right on the edge of the village of Aups in the Haut Var. It is in a quiet area with virtually no traffic and within two minutes walking of the centre of the village. It has a very large and well tended garden, a swimming pool, badminton court and a trampoline, as well as two lovely terraces. There are three bedrooms, sleeping five people comfortably. The lower part of the house is a large well equipped kitchen with a gas stove, large fridge freezer, two dishwashers, and has a door to the terrace over looking the swimming pool. The other end of this room is a dining room with a large table and chairs. From here there are stairs up to the sitting room which is also large and very comfortable with sofas and chairs, a fireplace and a TV with DVD player (the TV is only used for DVD�s). This room has French windows onto another terrace looking out on to the olive grove. From the sitting room one goes up a few steps to the bedrooms. On this level there is a spacious double room with a queen size bed, a full bathroom with bath and shower as well as two hand basins and a WC. Further down the corridor there is a single bedroom and a shower room with hand basin and WC. At the end of the corridor is a door with a semi-spiral staircase up to the third bedroom which is a double, also with a queen size bed. This room has windows on three sides with views over the village. There is a another double bedroom with shower and WC in the poolhouse which is close to the house but not connected. It is spacious and attractively furnished as the rest of the house. It is on ground level with no steps. There is no heating in this area. The area around the house is large and with a sense of open space. An olive grove on the west side, lawn and a fruit orchard on the south side, a green space as well as the badminton court on the north side. The swimming pool is 10x5ms and is surrounded by terraces with shade and sun. There is a trampoline beside the lawn area. The terrace off the kitchen is large with two mulberry trees and attractive lighting for those long summer evenings. The house is approached by a private foot path shared with several other houses. The house has its own solid gates for complete privacy. Parking is in the quiet street about 20 meters away. From the end of this foot path there is a small pedestrian doorway to the centre of the village.
